When you review our available rental listings, each will provide information about the rent, which utilities are included, and what appliances are included.

What are the lease terms?

Unless you are looking for short-term or corporate housing, most residential lease terms are 12 to 24 months. Details will be included in the listing. However, if you have special circumstances, reach out to us! We may be able to help.

What are the application requirements and process?

Our application process is fully online and complies with state, local and federal fair housing laws. We use a third party service to verify credit, income, criminal background and eviction history. Actual requirements vary by property, so talk with us about your situation and let us help you find the right place!

Who handles maintenance and repairs?

All maintenance requests are submitted through the tenant portal...with pictures, so we can respond promptly, with the right technician. This speeds repair time, reduces the chance of double-work and keeps costs down. We have a network of reliable service providers who handle maintenance and repairs. In residential leases, the landlord is normally responsible for the cost of repairs when the issue is not caused by the tenants, although tenants are responsible for maintenance of items like batteries, light bulbs and HVAC filters. Maintenance terms for commercial leases vary.

What qualifies as a maintenance emergency?

Emergencies include issues like a burst pipe or gas leak; please submit through the portal and call us at (361) 240-9992. For non-emergencies (e.g., a broken light, a/c not working), use the portal. We aim to respond to emergencies within 24 hours and routine requests within 48 hours.

How is my personal information protected?

We take your privacy seriously. Your data (e.g., application details, payment info) is handled per our Privacy Policy. We don’t sell your information, and text messaging opt-in data is only disclosed to providers facilitating our text communications.
